This may be the moment to buy a good home at a distressed price - make double sure that it is not a distressed home at a good (high) price. In today's market there are so many distressed homes that are no bargains by the time they have been brought up to standard, adding an extra "fix up" loan then resulting in a higher monthly debt payment.
OWNER FINANCING EXPLAINED
Owner Financing is where the current owner will hold the mortgage themselves.
Qualifying for owner financing is much simpler than Bank requirements. Usually it is for a shorter period than Bank Loans.
The Owner will normally have their own set of criteria, some do not require a credit check and those who do rarely take it into 100% consideration, provided they can see you currently paying present bills, i.e. Rent, utilities, car etc. Old medical bills, divorce and foreclosure are often not taken into account. Each case is different, but be absolutely honest with the owner, disclose all the money ghosts up front so that there is no surprises later.
Closing the deal can be much quicker. Costs will be much lower. The owner will want to know how much deposit you plan to put down. Figure it out in advance and Good Luck.
